18 Foolproof Marketing Strategies To Get Noticed In Real Estate

Are you a real estate investor who needs to make more deals? I sure hope you say yes to that question. I think everyone of us can make more deals. You work hard, but you aren’t making as many waves as you hoped. Let me ask you one question. Are you using effective real estate marketing strategies? If the deal flow isn’t where you want it to be, employ (even just a couple) of these eighteen surefire marketing strategies to make a name for yourself.

Push written content across multiple channels

Start writing your own articles both online and offline. Publish on LinkedIn, Medium, or BiggerPockets. Approach local newspapers, magazines, or real estate investing blogs. Put yourself out there so that people see you as the expert in your field, so when they come to buy or rent, you don’t need to introduce yourself. They already know— and TRUST— you.

Invest in Facebook advertising

You can use pay-per-click ads on Facebook to gain leads on demand. It’s great, because you only pay for what you get and you can change your focus whenever you like. Adwords is great, but it’s expensive to get the highly targeted keywords. Facebook ads are still underpriced. I’ve used Facebook ads and seen a good return in my business.

Opt-In Landing Pages

Using a squeeze page, is a great way to convert traffic. If you’re not the tech savvy type, don’t worry. There are many platforms available to help this with. InvestorCarrot and LeadPropeller are a couple of examples. I currently am using LeadPropeller.

Connecting via Instagram

Instagram is a must have for any real estate investors social media mix.  It’s a great way to tell a visual story and help people get to know you. Without a doubt, Instagram has proved to be a small business marketing powerhouse. Posting daily content on this platform is key, and use anywhere from 10-12 hashtags to really get noticed.

Focus on influencers

Do cross promotional marketing with influencers. This will let you reach their established audience and introduce yourself to more people. Always remember to bring value to the equation. Influencers know when you are just a user and not offering anything in return.

Effectively using #Hashtags

Know what hashtags are popular and use them. Your client or tenant is guaranteed to be using hashtags, so there is no question if you need them. You do! You will gain more exposure for your brand.

Giveaways

Giveaways are a great, and creative way to get noticed, reach more people, and engage with your audience.

Utilize an email list

Newsletters and email marketing has been one of the untapped resources by many business owners. It’s a great way to follow up, share updates, and stay in the mind of your customer.

YouTube

Video is a powerful and important real estate marketing tool and YouTube is a one of the best platforms along with Facebook to start sharing your real estate investment strategies and business in another digital media format.

Take advantage of online reviews

Online reviews are extremely important in determining if a new client wants to work with you or rent an apartment from you. Make sure you have a great online presence when it comes to reviews.

Personal and b2b referrals

Have an incentive for your current client base to refer new clients to you. What’s great about this is the step of getting someone to trust you has already been conquered by the referral. This is by far my favorite tool!

Grow with Google

Google has a myriad of tools available— from Google+ to various other options— that will help you grow your business.

Blogging for your business

Real estate blogging is the heart of real estate marketing today. Make sure you have a blog and you update it regularly.

Knocking On Doors

Old school or not, knocking on doors is still one of the fastest and most effective ways to stir up new business. In this scenario you're dealing directly with your potential client base.

Real Estate Websites

Your real estate investing website is an absolute must. It doesn’t have to big, expensive, or super fancy, but it needs to be professional, represent you, and simple to navigate.

Press Releases

Press releases are a great way to get yourself in the news. You can also control where people see the releases.

LinkedIn

LinkedIn is still a great platform to use to connect. In real estate investing, you will need to use it. If you do not have a LinkedIn profile you're losing.
